Dallas-based sports bar and restaurant chain Twin Peaks plans to open in Jacksonville in the former Cinco de Mayo building of the Kernan Village mall in East Arlington.

Kimco Realty displays on its site plan that Twin Peaks leases the 6,314 square foot building located on Southwest Atlantic and Kernan Boulevards.

Cinco de Mayo has moved from 11892 Atlantic Blvd. site about 2 miles east of Harbor Square anchored at Publix Super Markets Inc.

Twin Peaks franchise owner Moussa Haidar said April 29 that he plans to open by the end of the year or early 2023.

It plans to employ up to 150 people and has hired an operations manager. Hiring will intensify as the opening approaches.

He said Florida Twin Peaks restaurants average about $7 million in sales a year.

“Jacksonville is one of the best cities in Florida and it has the largest population, so it should do at least average or better,” he said.

Haidar plans to invest between 2.5 and 3 million dollars to remodel the building. He was not sure of the number of seats.

Twin Peaks describes its surroundings as “reminiscent of a cozy cabin in the mountains. Even a first-time guest will feel the familiar warmth a lumberjack would expect upon entering their local lodge.

Haidar said its franchise territory is Jacksonville, Tallahassee, Ocala and Gainesville.

He said the Twin Peaks area was his first.

Haidar said he could open about six locations over the next five to seven years, including maybe three in Jacksonville.


“I’m in Jacksonville looking for places,” Haidar said on April 29.

Haidar registered Mohaidarfl LLC with the state on January 14 and lists 11892 Atlantic Blvd. as the main address.

Restaurantnews.com reported on May 6, 2021 that Twin Peaks CEO Joe Hummel announced that the company had signed an area development agreement with Moussa Haidar of Haidar Estates LLC to expand the brand and open lodges in Jacksonville and Tallahassee.

Haidar Properties is based in Pharr, Texas, south of Corpus Christi near the Mexican border.

Twin Peaks operates 89 locations in the United States and Mexico, including nine in Florida. The closest to Jacksonville are three in the Orlando area.

Twin Peaks says it was founded in 2005 in the Dallas suburb of Lewisville.

Twin Peaks calls itself “the ultimate sports lodge offering home-cooked food and the coldest beer in the business, surrounded by panoramic views and the latest high-definition televisions.”

He also promotes his staff.

“At each Twin Peaks, customers are immediately greeted by a friendly and engaging Twin Peaks Girl and served a menu designed for MVPs.”

The menu includes “its smashed and seared-to-order burgers, house-smoked ribs and hand-breaded wings, customers can expect dishes capable of satisfying any appetite”.


In the May 2021 release, Hummel said Twin Peaks has a strong presence in central and south Florida.

Haidar said in the announcement that he spoke with the team at Twin Peaks in Dallas about his “plans to take the business to the next level.”

Franchising.com reported in July 2021 that Twin Peaks earned 110th place in the annual Top 500, Nation’s Restaurant News‘ 2021 report that tracks chain performance.

In Restaurant Business magazine’s Top 500 Most Profitable Restaurant Chains of 2021, the brand ranked fourth in the sports bar category and #121 overall.

Twinpeaks.com says Twin Peaks is built on five brand pillars: Twin Peaks Girls, food made from scratch, 29-degree draft beer, sports on wall-mounted TVs, and local lodge atmosphere.

Twin Peaks said that by focusing on quality, detail, execution and fun, it has “redefined the all-female sports bar category”.

Haidar said on April 29 that he had no concerns about the staff, including the Twin Peaks Girls. He said the location is close to colleges, including the University of North Florida and Florida State College in Jacksonville.

Twin Peaks reports that 90% of its restaurants are conversions of existing 6,000 to 8,000 square foot independent casual restaurants along major highways and retail corridors.

It says conversion costs are typically $1.4-2.7 million, while building from scratch is $3.3-3.6 million.
